At F&F Properties, we follow a consistent set of rental qualifications designed to ensure fair, transparent, and objective decisions for all applicants. Below is an overview of the criteria we evaluate, along with the documentation you may be asked to provide. Our goal is to make the application process simple, clear, and easy to navigate.


Pet Policy Overview

F&F welcomes dogs of all sizes and breeds! To ensure all residents understand and adhere to our animal policies, F&F partners with the third-party screening service, PetScreening. All applicants, whether you have a pet, an assistance animal, or no animal, must complete a profile via the link provided after your rental application is approved.

Assistance Animals

Service and companion animals are not considered pets, but a profile must still be completed through PetScreening. This secure, HIPAA-compliant process allows for the submission of a reasonable accommodation request for assistance animals, which is reviewed by a third-party legal team to ensure compliance with HUD’s Fair Housing Act guidelines. There is no cost ($0) to submit an accommodation request.

Pet Deposit

A supplemental deposit is required for all approved pets.


Income Requirements

Applicants must demonstrate verifiable income that meets or exceeds the minimum monthly rent-to-income ratio. Income is reviewed using objective documentation such as pay stubs, bank statements, or other approved financial records

Accepted Forms of Income Verification

To verify income, applicants may be asked to provide:



  • Two (2) most recent months of pay stubs
  • Three (3) most recent months of bank statements showing consistent deposits matching pay stubs
  • Offer letter for a new position, with employer and supervisor verification
  • Written proof of other income sources, such as Social Security, disability, retirement, trust distributions, or support payments (regular recurring payments only)
  • Verification of savings, if needed, shown through two recent bank statements


Self-Employed Applicants

Self-employed applicants may verify income by providing:



  • Most recent IRS 1040 tax return (first two pages) and Schedule C
  • Six (6) months of business or personal bank statements supporting income
  • 1099 forms, if applicable

K1 forms or investment income documentation (if income comes from a business or investment entity)


Credit Review

Credit history is one of the factors used to evaluate applications. Applicants with strong, stable credit and responsible payment history may qualify with reduced deposit levels.

Minimum Credit Criteria

  • Applicants with a credit score of 600 or higher are eligible for review.
  • Applications with a score below 600 are not eligible for approval.

Co-Signer Eligibility

If an applicant’s credit or applicant score does not meet minimum thresholds, a co-signer may be permitted:

  • Co-signer must have 700+ credit score
  • Applicant must still meet minimum applicant scoring requirements
  • Approved applications with co-signers require a deposit equal to one month’s rent



Rental History Verification

Rental history helps us confirm reliability, payment consistency, and positive past tenancy.

What We Verify

 We contact previous landlords to confirm:

  • Length of tenancy
  • On-time rental payments
  • Condition of the home upon move-out
  • Whether the previous landlord would rent to the applicant again


If written rental history cannot be obtained, the most recent six (6) months of on-time rent payments shown on bank statements may be accepted.


Identification Requirements

For the safety and accuracy of documents, all applicants must provide:

  • A government-issued photo ID, and
  • One additional form of identification, such as:
  • Passport
  • Work ID
  • Health insurance card
  • DMV registration
  • Utility bill
  • Auto insurance card
  • Checkpoint ID
  • Other approved documents



Employment Verification

Employment information must be verified using objective, factual documentation. If direct verification is requested, applicants may need to authorize employer contact in compliance with California’s Investigative Consumer Reporting Agencies Act (ICRAA).

What We Verify

  • Employer identity
  • Current employment status
  • Salary or hourly income
  • Length of employment

General Approval Rules

  • 3 or more total points: application qualifies
  • 2 points or fewer: application does not qualify
  • Applicants with 4+ points may qualify for a reduced deposit
  • Deposit amounts vary by property status (stabilized vs. lease-up)

Additional Notes

Only objective, verifiable information is used when making rental decisions. If information submitted in the application cannot be verified or does not match documentation or credit report data, the application may require additional clarification.
